The Financial obligations of the Association are very important.  The financial services we can provide are:

  • Invoice for assessments.

  • Start the collection process for non-payment of assessments.  The collection process in defined in the HOA governing documents.

  • Pay the HOA’s obligations using funds set up in a trust account. We will ensure that all of the Association’s bills are paid on time.

  • Prepare a budget for the next year

  • Prepare financial statements for the previous year

  • Prepare and file HOA tax filing.

We are licensed and bonded as required by Georgia State law in order to provide financial services.

 

Association property needs maintenance and care.  For lawn and pool care, we will use an annual bid process that will get the best value for your dollar.

Scheduled inspections  - We will set up a checklist with your guidance and provide you with reports letting you know what the condition of Association property is in.

Lawn Care – We will monitor your lawn care services vendor to make sure you get what you bargained for.  If you do not have the time, we will find you the best lawn care specialist in Fayette county through our bidding system.  We can bid your contracts out annually and find you the best value for your dollar.

Pool Care - We will monitor your pool care services vendor to make sure you get what you bargained for.  If you do not have the time, we will find you the best pool care specialist in Fayette county through our bidding system.  We can bid your contracts out annually and find you the best value for your dollar.

Handy Man repairs of other amenities – As we inspect your amenities and find the need for repairs we work with the best handymen around to get the repair done right.  Some repairs Randy will take on himself to save you even more money.

Covenants Enforcement – Not many people enjoy the task of enforcing covenants against their neighbor.  Honestly, we do not enjoy this part of the job much either.  We will set up a process with the HOA Board of Directors to bring resolution to the issue.  We start with direct communication, and a listening ear to first understand why the neighbor is out of compliance with the covenants.  Then we work with the neighbor to discover the best way to resolve the issue.

 

Web Site for your neighborhood – Our neighborhood web site provide a place for members to get valuable information and news about their neighborhood.  It allows the member to communicate with each other and with Summit Property Services.  Some of the highlights are

Closing Attorney Letters – When ever a home sells in your neighborhood, the closing attorney needs a letter stating how much the dues are, when they are due, if there are any liens against the property and more.
